Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Cap Installation: The Atlanta Owner’s Guide

We stock and install Famco chimney caps throughout Atlanta, and a typical cap replacement with installation runs $285 to $520 depending on the cap size, flue type, and roof access. Most Atlanta homes with a standard single-flue clay liner fall in the $300 to $380 range, and we can usually get the job scheduled within a few days of your call. The way people discover they need this page is almost always the same: water in the firebox after a hard rain, a rusted-out cap spotted from the driveway, or a squirrel that’s decided the flue is prime real estate.

What we see most often in Atlanta isn’t that the Famco cap itself wore out in some catastrophic way. It’s that the cap outlived its mounting hardware, or the mesh screen got pulled loose by a critter, or the previous install never sealed the flue tile properly and the rain found a way in anyway. Nathan Corliss and our crew have pulled more rusted Famco caps off Buckhead chimneys and Grant Park bungalows than we can count, and the story is usually the same: the cap did its job for years, then one Georgia thunderstorm season pushed it past the point where it could keep up.

We’re an independent chimney company, not affiliated with Famco. We carry their caps because they hold up in this climate better than most galvanized steel, and because when an Atlanta homeowner already has one on the roof, matching it correctly matters.

Which Famco Models This Applies To

Famco makes three chimney cap lines we see most often in Atlanta: the standard single-flue cap, the multi-flue cap, and the top-mount (also called outside-mount) cap. If you’re standing in the driveway squinting at the roof, the easiest tell is how the cap attaches. A single-flue cap slides onto the flue tile itself. A top-mount cap covers the whole crown and bolts or screws to the chimney structure. That distinction matters more than the model number, because it changes what we bring to the roof.

Model numbers live on a small metal tag on the cap’s underside, but by the time a cap fails, that tag is usually rusted into illegibility. So we measure instead: flue tile outside dimensions, inside diameter for round liners, and the crown’s footprint for top-mount units. Famco caps for standard clay flues run 8×8, 8×12, 12×12, 12×16, and 16×16, though we occasionally see oddball sizes on older Atlanta homes where the flue was built before tile sizing standardized. If you’ve got a 9×13 or some other non-standard measurement, a spacer or adapter usually gets us there, which is a common fix on houses built before the late 1980s.

The OEM versus aftermarket question comes up a lot. For Famco specifically, the OEM stainless steel is 304-grade, which matters in Atlanta where we get weeks of heavy rain and real humidity. Cheaper aftermarket caps often use 430 stainless or galvanized steel, both of which rust faster at the seams and the mounting points. We stock Famco caps on our service trucks in the common Atlanta sizes, along with stainless aftermarket equivalents from Copperfield and Olympia for cases where a Famco won’t fit the existing flue. We’ll tell you plainly which one makes sense and why, and the price difference is usually $20 to $50.

Signs Your Famco Chimney Cap Installation Is Failing

  • Water in the firebox after rain. This is the one that drives most phone calls. The cap’s hood may still look fine from the ground, but the silicone seal around the flue tile has dried and split, letting water run down the tile’s exterior and into the smoke chamber.
  • Rust staining on the chimney crown near the cap. The cap base plate and mounting bolts rust first, and a rust-colored wash running down the crown mortar means the hardware is dissolving. Famco’s stainless cap is durable; the mounting hardware it came with sometimes isn’t.
  • Torn or pulled-away mesh screening. Atlanta squirrels and raccoons are persistent, and birds build fast. A gap in the mesh bigger than a nickel is an open invitation to something with wings or claws. We’ve pulled entire nests out of flues where the screen looked fine from the street.
  • Debris in the firebox that doesn’t come from the chimney interior. Leaves, small branches, and the occasional frantic bird tell you the cap’s coverage has failed. A bent hood or missing rain cap section may not be visible from the ground, but what lands in the firebox tells the story.
  • A cap that shifts or rattles in high wind. Atlanta gets strong afternoon thunderstorms in the spring and summer, and a loose top-mount cap will rock and eventually crack the crown or the mortar around the flue tile. If you hear metal shifting on the roof during a storm, don’t ignore it.

Replacement Cost & What’s Included

Here’s the honest pricing for Atlanta, and we’re going to be specific because that’s the point. A standard single-flue Famco cap replacement with installation runs $285 to $385. Multi-flue and top-mount caps sit between $400 and $520, and custom sizes or hard-access roofs push toward $600 in rare cases. The range reflects cap size, whether we need scaffolding or can work from the roof, and what kind of mounting hardware the existing flue demands.

Every quote we give includes the cap, stainless mounting hardware, sealing, cleanup, and our labor. The price Nathan writes down before we touch the ladder is the price on the invoice when we’re done. No fuel surcharge, no discovered-on-the-roof add-on. If we find something that changes the job, we stop and explain it to you before doing anything. Like every repair we complete in Atlanta, the cap installation carries our written guarantee under the Kingswell Guarantee and the 365-Day Done Right Promise: if it isn’t right, we come back and make it right at no charge.

DIY or Call Us?

Working on a roof to swap a chimney cap involves height, pitch, and a flue opening that drops straight down into your living space. We don’t recommend an untrained homeowner do this one themselves. The risk isn’t just the fall, which is real enough on Atlanta’s steeper rooflines; it’s also the temptation to seal the cap with the wrong product and send a string of leaf debris into the flue, or to mount the cap off-center and leave a water channel open to the tile.

What you can do safely from the ground is check for the obvious signs: rust streaking on the crown, a visibly tilted cap, or a missing screen section visible with binoculars. Snap a photo and call us at (678) 263-7908. We’ll tell you over the phone what we think you’re dealing with, what the likely range is, and when we can get out to look. The price we quote is the price you’ll pay, and the cap we put up there should outlast the one that failed.
