Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Sweep in Atlanta: What to Know First
Famco chimney sweep service in Atlanta costs between $189 and $329 for a standard sweep and inspection, and we complete most jobs in a single visit of 90 minutes to two hours. We’re an independent Famco service provider, which means we work on Famco dampers, caps, and chimney components every week, but we’re not affiliated with or authorized by the manufacturer. If you own a home in Atlanta with a Famco top-sealing damper or Famco chimney cap and you’re noticing draft issues, odor, or you simply can’t remember the last time the flue was cleaned, call (678) 263-7908. We’ll give you a written price before we touch a brush, and Nathan Corliss still inspects every job before any sweeping starts.
How Famco Products Fail – and How We Fix Them
Famco builds solid chimney hardware, but Atlanta’s humidity and our long burning season put real stress on their components. Here’s what we actually see in Atlanta homes, and what we do about it:
- Famco top-sealing dampers with stuck cables. The LC and LD series top dampers rely on a stainless cable that runs down the flue to a lever in the firebox. In Atlanta, the real problem is rarely the cable itself. It’s creosote buildup at the damper collar where the cable passes through. That gunk hardens over a season or two and the cable can’t move freely. We clean the collar by hand during the sweep, not with a drill attachment, because the collar is cast and will crack if you force it.
- Famco chimney caps with rusted mounting brackets. The standard Famco cap uses a galvanized mounting bracket. Atlanta’s rain and humidity for a decade will eventually eat through those brackets even though the cap itself is stainless. When we sweep, we pull the cap and check the bracket mounting screws. If the bracket is failing, we replace just the bracket with a stainless one. The cap usually has years of life left, and there’s no reason to sell you a whole new assembly.
- Creosote bridging at the damper frame. This is the one we see most on Famco installations with a throat damper still in place below a top-sealing unit. The old cast-iron frame catches creosote unevenly, and Atlanta homeowners who burn partially seasoned oak get heavy third-degree creosote on that shelf. Standard brushes skip it. We scrape and inspect that ledge on every Famco sweep because it’s a fire risk if it’s left, and most sweeps won’t touch it.
- Odor complaints from a closed Famco damper. Famco top damper owners call us about fireplace smells more than any other group. In almost every case, the damper seal is fine, but the accumulated creosote inside the flue above the closed damper is off-gassing into the home on humid Atlanta days. The fix is the sweep itself. Removing that creosote eliminates the smell. We don’t sell deodorizers, and we don’t recommend replacing a damper that’s sealing properly.
- Famco caps on clay tile flues that don’t match. Famco caps are sized to fit standard exterior tile dimensions, but a lot of Atlanta homes built in the 1970s and 1980s used non-standard tile. If a previous owner or handyman installed a Famco cap that’s slightly undersized and shimmed it, the cap shifts in high wind. When we sweep, we check the cap fit against the tile. If it’s wrong, we’ll tell you and give you a written price to correct it with the right size or a proper mounting plate.

Our Famco Chimney Sweep Process
- 1
You call and talk to a person. No voicemail, no callback form. We’ll answer, ask about your fireplace and any symptoms, and give you a written price before we schedule. The number is (678) 263-7908.
- 2
We inspect before we sweep. Nathan Corliss checks the firebox, damper, cap, and flue condition with a camera before any brush goes up. Our techs do this on every job, and we’ll show you the photos. If we find something that doesn’t need immediate attention, we’ll tell you that too, plainly.
- 3
We sweep the flue and clean the Famco components. We run a properly sized brush through the flue and hand-clean the damper collar, damper frame, and any creosote ledges. Then we clean the cap and check the mounting hardware.
- 4
We show you what we found. After the sweep, we take another camera pass and show you the before and after. You see exactly what was in your flue and exactly what’s left.
- 5
You get the written guarantee. Every repair we make, from a damper cable to a replaced cap bracket, carries our 365-Day Done Right Promise in writing. If it fails inside the guarantee period, we come back and fix it at no charge.
- 6
We leave the job site cleaner than we found it. Drop cloths down, HEPA vacuum running, and no dust in the living room. That’s just how we work.

AfterWhat Famco Chimney Sweep Costs in Atlanta
Here’s what we charge in Atlanta, and what moves the number:
- Standard Famco sweep and inspection: $189 – $249. This covers the full sweep, camera inspection, hand-cleaning of damper components, and cap check. Most Atlanta homes fall here.
- Heavy creosote or glazed creosote removal: $279 – $329. If you burn a lot of oak and it’s been more than three years since the last sweep, you’re probably paying for the extra time and chemical treatment.
- Famco cap bracket replacement: $45 – $85 in parts and labor when done during a sweep. We’ll show you the rusted bracket before we replace it.
- Famco top damper cable replacement: $95 – $160 depending on flue height and access. We use stainless cable, not galvanized, because Atlanta’s humidity will eat galvanized in a few seasons.
We never quote a price over the phone and then change it at the door. The written price you get before we start is the price on the invoice. No exceptions. Call (678) 263-7908 for a free estimate on your Famco chimney sweep in Atlanta.
Why Atlanta Homeowners Call Ashby Chimney Atlanta for Famco Work
We’ve been sweeping chimneys in Atlanta since 2002, and we’ve seen the Famco dampers and caps installed by other contractors that were never installed right in the first place. Nathan Corliss learned this trade at Los Angeles Trade-Technical College and has been working flues and fireboxes for going on two decades, the last several of them right here in Atlanta, from Buckhead bungalows to older places near Grant Park where the masonry hasn’t been touched since the Carter administration. Our techs are background-checked and uniformed, so you know exactly who’s walking through your door. And because we’re independently owned and operated under the Kingswell Guarantee, every job gets a written price before work starts, a written guarantee on completion, and a free second visit if a covered repair fails. If a Famco part is beyond saving, we install replacements from trade-trusted brands including DuraFlex, HeatShield, and Gelco, and we’ll tell you why we picked that part before we install it.
FAQs
Yes. The damper cable and collar need hand-cleaning and inspection every sweep, and we do that as standard on Famco jobs. A standard brush pass won’t clean the collar, and forcing the cable during a sweep is how brackets and levers get damaged. We inspect the damper before and after the sweep and we show you the photos as we go.
No. Regular chimney sweeping is required maintenance and does not void a Famco warranty. What can void it is damage from improper cleaning, like forcing a stuck damper cable or using a drill attachment on a cast collar. That’s why we hand-clean those components instead of forcing anything. If a Famco part fails while under the manufacturer’s warranty, we’ll document the condition for you to file a claim.
Most Famco sweeps take between 90 minutes and two hours from the time we arrive at your Atlanta home to the time we finish the cleanup. Heavy creosote jobs or homes with tall flues take longer. You’ll know the price before we start, not after.
Yes. During the sweep we inspect the cable, the collar, the seal, and the handle assembly. We’ll show you exactly what we see with the camera. If the damper is still sealing and the cable moves freely, it doesn’t need replacing, and we’ll say so plainly. If it’s failing, we’ll give you a written price and explain what’s wrong before we recommend anything.
Usually not. In our experience with Atlanta homes, the most common cause is creosote buildup above the closed damper off-gassing on humid days. The damper is often sealing perfectly. The fix is a proper sweep, and after we’ve cleaned the flue, the smell goes away. Call (678) 263-7908 and we’ll give you a written price for the sweep.
