Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Atlanta Owner’s Guide

Famco crown repair in Atlanta typically runs between $385 and $620 installed, depending on crown width and how much of the old wash needs grinding out. We stock Famco-compatible crown materials on our trucks, so most jobs are done in a single visit. The way most Atlanta homeowners discover a failed crown is not dramatic, it’s a water stain on the ceiling near the fireplace or a small pile of sandy grit on the hearth after a hard rain.

The crown is the concrete or steel cap at the top of the chimney, the flat surface with the flue tile poking through. When it cracks, water gets behind it and starts working on the brick-and-mortar below. In Atlanta’s freeze-thaw cycle, which we get every winter even if it only dips below freezing a dozen nights a year, that water expands in the cracks and turns a hairline fissure into a real problem. A Famco crown repair is the fix that keeps the chimney from eroding from the top down.

Which Famco Models This Applies To

Famco is a venting and chimney-parts manufacturer out of the Midwest, and their crown products show up on a lot of masonry fireplaces here in Atlanta, especially homes built from the late 1980s through the early 2000s. The Famco line includes cast-in-place crown forms, pre-cast concrete crowns, and stainless crown caps. The part that fails most often on older Atlanta chimneys is the cast concrete crown that was poured over a corrugated form decades ago.

If you’re trying to identify what you have, pull any paperwork from the home inspection or look for a stamp on the underside of the crown overhang. Famco crowns are sized to the outside dimensions of the chimney, not the flue, so measure the full width and depth of the brick column before ordering anything. Compatibility gotcha: a Famco crown cut for a 24-by-24-inch chimney will not sit right on a 22-by-28-inch chimney even though both sound close. We’ve seen Atlanta homeowners buy the wrong crown online, get it delivered, and then call us when they realize the overhang sits a half-inch proud on two sides and catches water instead of shedding it.

As an independent chimney company, we’re not affiliated with Famco, but we use and install their crown components alongside materials from DuraFlex, HeatShield, and Gelco. For most Atlanta masonry fireplaces, a quality aftermarket crown form plus a proper concrete mix outperforms an OEM crown that was poured thin at the factory. We source the same material spec Famco designed around and pour on site so the crown is one solid piece with no seams.

Signs Your Famco Crown Repair Is Failing

  • Water staining on the ceiling or wall near the fireplace. A cracked crown lets rain run down inside the chimney chase, and that water follows the path of least resistance, usually showing up on drywall below the roofline. By the time you see the stain, the crown has been failing for a while.
  • Sand-like grit at the base of the chimney or in the firebox. This is degraded crown material washing down. In Atlanta, summer thunderstorms are the usual trigger. If you’re seeing grit after every rain, the crown surface is actively eroding.
  • Visible cracks on the crown itself, especially near the flue tile. Hairline cracks smaller than a dime’s width are normal age, but anything you can fit a quarter into means water is getting through to the brick course below. The crack widens every time it freezes.
  • Moss or mildew growing on the top of the chimney. A healthy crown sheds water fast. A failing one holds moisture long enough for moss to take root, and moss roots pry cracks wider. This is common in shaded Atlanta neighborhoods like Decatur and Druid Hills.
  • Spalling brick faces near the top of the chimney. When the crown fails, the bricks below absorb water and begin to flake, pop, or leave reddish dust on the roof. Spalling is the no-going-back symptom; once brick faces start peeling, the damage rating climbs and so does the repair bill.

Replacement Cost & What’s Included

For a standard single-flue residential chimney in Atlanta, a Famco crown repair or full recrown runs $385 to $620 installed. The range comes down to three things: how much of the old crown has to be ground out, how wide the chimney column is, and whether we need to remove and reseal the flue tile collar at the same time. On larger two-flue chimneys, which are common in older Buckhead and Virginia-Highland homes, expect $600 to $850.

Here’s the price we give before we touch anything:

  • Grind and patch (small cracks only): $185 – $275
  • Full crown repair (grind, form, pour, seal): $385 – $620
  • Full recrown with new flue collar on a two-flue chimney: $600 – $850

Every crown repair includes removing the damaged material, prepping the surface, pouring a properly sloped crown with a drip edge so water sheds away from the chimney walls, and sealing it. The written price is what you pay, no surprise line items. And the work is covered by the Kingswell Guarantee: if the repair fails inside the guarantee period, we come back and fix it at no charge. Nathan Corliss has been doing it that way since he started with us, and telling customers the number before the work is the only way he knows how to do it: tell me the price first, then tell me why.

DIY or Call Us?

You can safely inspect your Famco crown from the ground with a pair of binoculars or from a ladder if you’re comfortable on one. Look for the cracks, the moss, the spalling brick we described above. That part costs you nothing and gives you a clear picture before anyone quotes a number.

Where DIY goes wrong is on the chimney itself. Working on a crown means standing on a roof or chimney chase with tools, grinding equipment, and wet concrete. The crown is also the exact place where water entry and flue-gas exit meet; a bad pour can trap moisture behind the brick and make the problem worse than the crack you started with. Most repair calls we get in Atlanta are from homeowners who tried a $40 bucket of sealant two summers ago and are now paying for the full recrown they needed in the first place. If the crack is bigger than a quarter, call us at (678) 263-7908 and we’ll tell you honestly whether it needs repair now or can wait a season.
